Abstract Text:

During the recession of 2009, Skanska Commercial Development committed to build a LEED Platinum speculative research / office building at the edge of Cambridge’s biotechnology epicenter, Kendall Square. Competition for tenants during the Recession years meant that designing for a Platinum rating carried additional risk. Avoiding expensive active strategies, the design team developed a low-tech “clever-building” strategy to achieve a high performance building and a LEED-CS Platinum certification within certain financial parameters.

The presentation will focus on the programmatic and sustainable criteria for the project and how the team responded to those criteria in the 130,000-square-foot, three story building, and document specific sustainable design strategies, including site planning and building orientation, energy efficiency in the HVAC system, daylighting, solar controls, new cladding materials and innovative structural design. It will also highlight the extensive community-based planning process that guided the selection of materials, building massing, and design of the open space, resulting in a building that fits the context of surrounding neighborhood. Finally, the team will share the financial metrics for the project, demonstrating that sustainable design makes a direct contribution to profitability.
